Property Buyer scheme
With Montenegro becoming one of the emerging real-estate destinations, knowledge of the local law and experience in the field is crucial.
Foreign investors can acquire rights to real estate, such as commercial property, office space, residential space or construction land since there are no restrictions on foreign ownership of real estate in Montenegro. VAT at the rate of 21% is applicable to the purchase of new real estate and 7% on new berths. It should also be noted that if the property is purchased by a company registered in Montenegro for use in an active business (i.e. rental of the property) it is possible to file for a refund of the VAT paid.
